Determining the Value of Your Home

A Comparative Market Analysis (CMA) is essential in determining the fair market value of residential property. Fair market value is defined as "the price a ready, willing and able buyer will pay in a reasonable time." Location and characteristics are also key elements in determining value. A CMA, also called a competitive market analysis, takes into consideration similar properties in your neighborhood or area which have sold in the last six months, comparing each against the "subject property," i.e. your home, ranch, land or condominium. The number of comparable properties currently on the market and in direct competition with yours also influences the sales price of yours.

The CMA determines a realistic range in which your home should sell given reasonable time. With this information, you can decide on an offering price that will achieve your goals and be realistic at the same time. The more your asking price exceeds the CMA value range, the longer your property will stay on the market. The educated market place will overlook it as being over priced. How to Make Your Home More Appealing & More "Salable"

  • If the initial reaction is a turn-off, buyers may not want to go any further. Make sure the front door and surrounding area are "spruced up" and have that well cared for look. Some fresh paint may be in order. Manicure the yard.
  • Three's a Crowd. Potential purchasers need to feel the freedom to examine closets, etc. If you're home, they're intimidated. Not only will they probably speed up their tour, not really seeing everything, but also, they'll hesitate to give their real objections if anyÑobjections the agent can address. Be gone or at least step outside.
  • Many purchasers are allergic to pets or become turned off by pet odors that linger. Remove their bedding, food dishes and litter boxes during showings if possible. A professional carpet cleaning may even be in order. If possible, keep dogs and cats out of the house while your home is on the market. Some buyers and even agents are afraid of dogsÑespecially small ones.
  • Painting the interior is the best investment a seller can make. The fresh clean appearance created a positive feeling. Use a neutral, like white; no yellows please.
  • Floors and faucets that squeak and leak imply things are "falling apart" to buyers and send up big "red flags." These are generally easy to repair, so do it now.
  • Store lawnmowers, hoses, vacuum cleaners, rakes, tools and ironing boards. Accent fun and pleasant things like toys, stereos and good views.
  • Over crowded rooms and closets give the feeling that the house is too small. You're moving, so why not start packing now and move items not used into the attic. Too many "what-nots," pictures on walls or collectibles prevent full appreciation of the home. "Too busy" is overwhelming to the average person trying to look at the space.
  • Turn all lights on, open all the blinds and draw the drapes. Dark rooms create a drab feeling, whereas light and bright is pleasant and inviting. Seasonally, light the fireplace. Turn on soft music. Bake cookies just before the showing. Create an inviting, stay longer, "feels like home" atmosphere.
  • Purchasers want to move into a home that is clean and well cared for inside and out. Have windows washed. Check outside for areas that may be molded. Pressure washing is cheap and can make things look new again.
